Modern and technological design

The building consists of two identical L-shaped structures, each with separate entrances designed to function independently. The common areas have a modern appearance and are constructed using natural and sustainable materials. Each of the two entrances features three elevators and a dedicated reception area with access control through identification gates. The architectural design is characterized by the rhythmic alternation of glass facades and solid volumes, providing maximum natural light to the office spaces.

Convenient parking


Parking is provided in both ground level and underground parking areas. Access from the underground parking to the receptions and offices is ensured through warm connections using the elevators.

  • Open-plan floor plates

    The building's design provides maximum flexibility for the interior spaces and allows for free reconfiguration of offices based on the tenants' needs.

  • Natural Light

    The rhythmic alternation of openings and solid volumes provides optimal lighting for the office spaces.

  • VRV air conditioning system

    The main air conditioning system of the office building is designed with a three-pipe DAIKIN VRV IV system – inverter heat pump units with heat recovery and variable refrigerant volume (VRV HR). This system allows for simultaneous heating and cooling in different rooms, leading to energy savings during transitional seasons.

  • Individual air conditioning split systems

    All servers and technical rooms are serviced by individual split air conditioning systems with high wall-mounted indoor units. These systems feature inverter control and are capable of operating in cooling mode down to -20°C.

  • Ventilation system for fresh air

    The facilities include filter sections on both the supply and exhaust sides, a high-efficiency recuperative section that recovers heat from the exhaust air with an efficiency rate of over 67%. In winter, the fresh air is preheated to protect the recuperator from freezing. After recuperation, the air is delivered for further treatment to the internal duct units, which are part of the floor-based VRV system.

  • Two sources of power supply

    In the underground level of the building, there is a room designated for the main distribution board, powered by the existing transformer station. The main distribution board is divided into two sections, with the second one backed up by a diesel generator. The building is equipped with an energy monitoring system. Each office has the option to install a separate UPS. The building is also equipped with a passive lightning protection system.

  • Artificial Lighting

    Energy-efficient LED lighting has been used for the building's facade and common areas. The distribution of lighting fixtures complies with artificial lighting standards to provide maximum comfort in the working environment. Power supply for workstations is provided through floor boxes.

  • Security and Protection Systems

    A video surveillance system has been installed to ensure the security of the building's occupants, providing real-time monitoring of all peripheral areas and common spaces. The building is also equipped with a security alarm system.

  • Access Control

    The access control system covers the building and parking entrances, office entrances, technical rooms, stairwells, exits and other areas. It is based on employee identification via RF-ID (radio-frequency identification), contactless cards or other identifiers at the doors.

Large and bright offices

The office spaces are spread across six office floors, with the possibility of renting up to 1,100 sq.m per floor. The office floors feature double raised floors and suspended ceilings, with a slab-to-slab height of 3.50 meters and a clear height of 2.85 meters.
